·         FACEBOOK: Linked to our company website has been our big news for this year and is gradually getting more attention. Communication is crucial to any relationship and we feel this along with our company mobiles for our sales team has improved our links with new and current tenants. It also illustrates the fun relationship we have with many of them making any issues during the year easier to deal with for both student and agent. Why don’t you become a fan?

·         WEBSITE: Our new look web site has proved to be a hit with students and parents alike. We aimed to make it jargon free and easy to navigate and hopefully that is what we have done. We still have many improvements and ideas so let us know what you think of any changes we make.

·   NEWSLETTERS : We started last year in an effort to cut out any letters and emails to tenants that might look like a moan or circular often meaning they weren’t read and so information didn’t get through to them. They have been themed according to the time of year to make them relevant and have included quizzes/ prizes/ recipes / jokes as well as general info and news for tenants. Latest newsletter!

·    GARDENERS: We have employed a new firm of Gardeners called Cutters who have done all the heavy work now and so will continue to maintain our gardens throughout the year. They can be easily recognised in their red or blue Cutters T-Shirts.

·    CLEANERS: We have also teamed up with AKE cleaning co. who can deal with what it takes to look after a student house! AKE Cleaners noticeable in their Black T-Shirts. Both the Gardening during the year and the cleaning at the end of their tenancy are two student headaches we have eliminated for our tenants.

·    T-SHIRTS & I.D: All external and sales staff now have I.D which can be produced when asked for so if any students are ever in doubt about whom they are letting in they need not worry just ask. Our regular team of maintenance guys will be found in our SLA  T-Shirts/Sweat shirts as well as having I.D on them.

·    IMPROVEMENTS: This year we have upgraded many properties with new security internal and external door locks, as well as added many large LCD flat screen T.V.s. We are completing a program already started of painting inside and out as well as installing many new kitchens this year. This list is ongoing as you can imagine.

·    BUILDING OUR PORTFOLIO: Although the last year was extremely busy for us with an office move and serious health issues affecting a number of staff. I am amazed at how much we have accomplished and I am excited about what else we can achieve in the future. It goes without saying that I thank our dedicated team of staff for doing what they do so well.

 

We are pleased to say we are still acquiring additional properties this year and as always, they have come via recommendations. Having held our rental prices for the last two years our landlords could no longer sustain the rising running costs and so prices have gone up for the July 2012 tenancy period. The good news is that our response to maintenance calls is quicker than ever and so is the time taken to resolve issues, this has been achieved by employing additional skilled workmen.

 

Almost all of our landlords have agreed to the upgrading of the student lounge with the addition of 40/42 in lcd flatscreen TVs which are particularly suitable for playing watching films and playing games.
